A Commercial BER (Building Energy Rating) certificate is legally required whenever a non-domestic building in Ireland is constructed, sold, or offered for rent. Our SEAI-registered assessors provide accurate, compliant commercial BER assessments for all building types, from small retail units to large industrial complexes.
The assessment involves a detailed on-site survey of your building's fabric (walls, roof, floor, windows), heating and cooling systems, ventilation, hot water, and lighting. Using SEAI-approved software, we calculate the building's energy performance and CO₂ emissions, resulting in a rating on the A0 to G scale in force since 24 May 2026 (A0 is reserved for zero-emission buildings).

Public buildings over 250m² that are frequently visited by the public must prominently display a DEC showing the building's actual energy performance. Unlike a standard BER which is based on calculated energy use, a DEC reflects real operational energy consumption based on utility bills and meter readings.

Airtightness testing measures how much air leaks through your building envelope. It's a requirement for new buildings under Part L and a key factor in your building's energy performance.
