What Conveyancing Files Need From Us
On a sale or letting, the file needs a valid BER and advisory report before closing, and increasingly before marketing. Where one exists, the question is validity: ten years from issue, unless a major renovation has intervened. Where one does not, the question is speed. We answer the first by return email and solve the second with surveys typically inside days and certificates registered within 48 hours of survey.
The 2026 scale change generated a wave of client questions, and the answers are short: existing certs remain valid, transactions proceed exactly as before, and re-certification is a commercial choice rather than a legal requirement. Where We Save Solicitors Time
Validity checks. Send the address or BER number and we confirm the position, no charge, usually same day. No point instructing an assessment the client does not need.
Tight completions. Tell us the closing date and we work backwards from it. Urgent files get priority survey slots, and you get the registered cert and advisory report by email the moment they issue.
Probate and receivership files. Vacant, unheated or partially documented buildings are routine for us, and we report what the file needs without drama.
The awkward questions. Mixed-use demises, certs that do not match the folio, exemption queries on protected structures: email and ask. If the answer is "you do not need us", we say so.
