A Commercial BER (Building Energy Rating) certificate is legally required whenever a non-domestic building in Ireland is constructed, sold, or offered for rent. Our SEAI-registered assessors provide accurate, compliant commercial BER assessments for all building types — from small retail units to large industrial complexes.
The assessment involves a detailed on-site survey of your building's fabric (walls, roof, floor, windows), heating and cooling systems, ventilation, hot water, and lighting. Using SEAI-approved software, we calculate the building's energy performance and CO₂ emissions, resulting in a rating from A1 (most efficient) to G (least efficient).
Full on-site survey, SEAI-approved energy modelling, BER certificate registered on the national register, advisory report with improvement recommendations, and a digital copy emailed to you. SEAI registration fee included in our price.
Public buildings over 250m² that are frequently visited by the public must prominently display a DEC showing the building's actual energy performance. Unlike a standard BER which is based on calculated energy use, a DEC reflects real operational energy consumption based on utility bills and meter readings.
We prepare DECs by analysing your building's actual energy consumption data, producing the certificate, and advising on where you can make improvements to reduce energy costs and improve your displayed rating.

We provide Part L compliance reports, NZEB (Nearly Zero Energy Building) specifications, and design-stage energy consultancy to ensure your project meets all regulatory requirements.
Airtightness testing measures how much air leaks through your building envelope. It's a requirement for new buildings under Part L and a key factor in your building's energy performance. We carry out pressurisation tests using calibrated equipment and provide certified results that can be used for BER calculations and building control submissions.
