What You Get
A report built for one building: yours. It places your current rating on the new A0 to G scale, assesses the likely weak points given your building’s age, type and systems, sets a realistic target band for your motivation and timeframe, and lays out the upgrades in three phases, each measure with its indicative cost range, impact and disruption level. It finishes with the supports worth checking, the building-specific risks, and the exact next step.
It is built on the methodology of a SEAI-registered assessor in practice since 2009, applied to the answers you give about your building, with our team on the end of the phone for anything the report raises. It is guidance rather than a certified assessment, and it says so plainly, but it is the document that turns "we should do something about the rating" into a sequenced plan you can put in front of a contractor, a lender or a board.
Sample pages from a roadmap prepared for a 1990s office. Yours is built from your answers.
How It Works
Tell us about the building
A focused questionnaire: type, size, age, rating, heating, lighting, fabric, and what is driving the upgrade. Ten minutes with what you already know; no documents needed.
Pay securely
€149 by card via Stripe. You are taken straight to payment when you submit the questionnaire.
Roadmap to your inbox
Your personalised report arrives by email, typically within minutes and always within 24 hours, as a PDF you can share with contractors, lenders or your board.
Who It’s For
Owners and landlords planning works and wanting the order right before spending. Buyers weighing a building with a poor rating. Anyone facing lender ESG questions or lease events where the rating matters. If you already know exactly what works you are doing, you may not need this; if you are deciding what to do and in what sequence, this is precisely the document.
Honest about what it is
This is expert guidance built from your answers, not a site survey, and it does not produce a registered certificate. What it does is sequence the decision properly. When you are ready to make it official, a certified assessment confirms the figures, and if you book one with us, we credit the €149 against it.
Landlord? Get the rulebook too
The roadmap plans the works; the Landlord Compliance Pack (€49) covers every legal obligation around them, and it now comes free with every roadmap, attached to the same delivery email.
Common Questions
How fast does it arrive? Typically within minutes of payment, always within 24 hours. If anything needs clarifying, we email you first.
What if my building is unusual? The questionnaire has room for notes, and unusual buildings are flagged in the risks section rather than glossed over. If we genuinely cannot produce a useful roadmap from your answers, we refund you and say so.
Is the price inclusive? Yes, €149 all-in. VAT receipt on request from info@commercialber.ie.
Can I credit it against an assessment? Yes. Book a certified commercial BER with us afterwards and the €149 comes off the assessment price.
