The original phases were built well for their time, and many have been substantially re-serviced since: plant replacements, glazing works and lighting conversions that the building’s current cert may pre-date entirely. Where upgrades have happened, re-certifying on the new scale is frequently the cheapest value-add available to the landlord, because the works are already paid for and only the certificate is missing.
Occupier expectations here are set by institutional ESG frameworks: lenders, funds and large tenants ask for current energy performance data as routine. A current cert in the new format, with its energy, emissions and renewables detail, answers those questionnaires in their own language.
