The FM Reality
Energy compliance across an estate is a calendar problem before it is a technical one: BERs on ten-year cycles, DECs on annual ones, EV charging and building-automation duties already in force, and solar-ready obligations phasing in from the end of 2027 for existing stock. Each is manageable; together, unscheduled, they generate exactly the kind of urgent-and-avoidable work an FM’s week does not need.
Our portfolio programme turns it into a schedule: every certificate’s expiry on one document, DEC renewals diarised and delivered before they lapse, and a quarterly note of what is coming due. One assessor, one programme, one invoice.
What We Do for Estates
The baseline review. We sweep the estate once: every BER’s issue date and demise, every DEC building’s renewal month, every car park over 20 spaces checked against the EV duty. The output is a one-page status per building and a single forward calendar.
Annual DEC programme. Renewals scheduled in batches, metered data gathered to a checklist, certificates displayed and on record before the old ones expire. The free reminder service on our DEC page exists because lapsed DECs are the single most common failure we see.
Advisory reports as capex input. Every assessment’s advisory report is a prioritised upgrade list in the same methodology as the rating itself. Across an estate, those reports aggregate into a defensible, costed decarbonisation pipeline for the budget cycle.
Works support. Pre-works baselines, ZEB Renovate context per building type, and post-works re-certification so every project’s improvement lands on the record.
