The rating must appear in every advertisement, and the cert must exist before marketing begins. One detail worth knowing: the advertising rule explicitly covers agents acting for an owner, so a non-compliant listing exposes the agency as well as the client, with class A fines on summary conviction and prosecution by the local Building Control Authority. Since 24 May 2026 every new cert uses the A0 to G scale, and listings now show both formats across the market. Old certs remain valid; if a vendor’s building has been upgraded since its last assessment, a fresh cert on the new scale is frequently the cheapest improvement you can make to the listing.
